The Benefits of
Alpine Village Resort
Historic Kellogg: Alpine Village Resort is located in the historic portion of Kellogg, what the locals call ‘uptown’ instead of ‘downtown’ in the flats of Kellogg. Many observers believe Kellogg resembles Park City of not long ago, and the Kellogg's development will center on the historic village with shops and fine dining areas in the years to come. Nestled in uptown historic Kellogg is Alpine Village Resorts. Residing here provides the benefit of walking to dining and shops of Kellogg and the shuttle service from our condos will allow easy access to the Gondola less than ¼ mile away.
Gorgeous Views: The Bitterroot Mountains are viewed from the front units and the landscaped hillside from the back.
Exterior Beauty: Designed with a beautifully detailed exterior façade and the architectural benefits of nestling into the mountainside faced with an interaction of heavy timbers, rock, shake siding, concrete, and ‘Corten Steel’ which gently rusts providing a historic background of ‘mining town steel’ to the base of the structure.
Quality of Construction: A foundation of concrete including a 14’ thick ‘post-tensioned concrete slab’ and concrete garage; above thick 6” walls steel reinforced.
Snow Melt Driveway: From the approach at McKinley at the entrance of historic Kellogg to the underground parking, a completely snow and ice-free approach.
Underground Parking: A secured side approach to assigned underground parking with nearly 11’ of headroom. For the two-bedroom units - two parking spots; for the one-bedroom units - one parking spot; and for all but a few of the studio units - one parking spot.
Radiant Heating: Providing a comfortable environment is a heated floor in the garage to help keep the floor dry and safe.
Bike Racks: Above each parking spot are racks for the easy storage of bicycles.
Underground Storage: Approximately 60 cubic feet of locked storage area with each parking spot.
Ski Storage Room: Each unit has a private locker for storage of skis, boots and snowboards with a ‘tuning bench’ in a heated room directly by the elevator.
Elevator: Since each Building has only five units per floor, the furthest from the elevator possible is eight parking places
Community Room: Large fireplace, historically designed with metal beams, rough timbers, ‘mining town steel’ and granite floors is an approximately 1,000 s.f. gathering area.
Community Plaza: With extensive ‘roof garden’ with grass, trees and shrubs for pleasant atmosphere and relaxing area.
Rooftop Hot Tub: On a snow free deck (due to the radiant snowmelt system) is a large hot tub.
Sauna: Enjoy the soothing heat of a luxury sauna.
Carefully Designed Hallways: Avoiding a ‘motel look’, each hallway is short with gentle bends.
Trash Chute: Avoid having to carry trash downstairs with an easily accessible trash chute on each floor.
Beautiful Entry: Each unit has a heavy timber framed entry with rock, wood or ‘mining town steel’.
Extensive Soundproofing in Walls: Each unit is separated from any other living space by a ‘demising wall’ consisting of a 2” by 6” base plate with a ‘staggered stud’ of 2” by 4” so that each unit has its own wall. In addition each wall has ‘blown insulation’ and each side of the ‘demising wall has two-layers of 5/8” gypsum board with an elastomeric membrane between (with special soundproofing materials inside) called ‘green glue’ (www.greengluecompany.com).
Extensive Soundproofing in the Floors: Each floor is carefully designed built over a ‘floating truss’ system with the floor of the unit above on the ‘top chord’ of the truss separated from the ‘bottom chord’ by a steel frame. This 16” of space is blown with insulation. In addition on the floor is ¾” of OSB with ‘green glue’ above and another layer of ¾” OSB with sound deadening material under the carpet and under the slate floor another sound deadening material called ‘Cerasorb.’ As if this were not enough, in the ceiling of each unit is another two-layers of drywall mounted on a sound-absorbing track.
Beautifully Designed Units: The first three-floors have 2 studios (359 s.f. and 561 s.f.); a one-bedroom (869 s.f.); a two-bedroom (1,113 s.f.); and, nearly a three-bedroom with a bunk area (1,303 s.f.). (See Floor Plans)
Rentable: Income producing units able to be rented.
Fully Furnished: Completely furnished allowing you to change the design to your pleasing instead of locked to one-design
Corner Units with Abundant Windows: The ‘small design’ of each building allows each one-bedroom and each two-bedroom unit to be on the corner with six to seven windows and lighted doors to the exterior.
Bunks: In addition to quality beds and couch, bunks in many units to accommodate multiple guests.
Spacious Kitchens: abundant counter space and work islands in 1BR and 2 BR.
Substantial Closet Space
Air Jetted Whirlpools in each unit.
Fireplaces in all Units: Faced with rock, timber and ‘mining town’ steel, every unit has its own fireplace (even the studios).
Roomier Decks: 8’ by 5’ comprised of anodized black steel with turnbuckle designs.
More Efficient Utilities: Heat Pumps SEER 13 savings of up to $300-500 per year. (See http://www.portlandgeneral.com/home/energy_savings/default.asp?bhcp=1)
Tankless High Efficiency Gas Hot Water Heaters: Saving up to hundreds per year in utility costs for endless hot water supply and ...
Re-circulating Hot Water Systems: Immediate hot water. (See www.foreverhotwater.com)
No Space Lost: Our units do not have any square feet lost for furnaces because instead of having the furnaces on the view walls, our heat pumps are remotely located for quiet and unobstructed views; and our tankless heaters are carefully recessed into the fireplaces.
